Focused on the Cape Coral real estate market, Andrea specializes in waterfront properties, i.e. properties located directly on a canal, either with access to the Gulf of Mexico or freshwater. Andrea naturally is also very familiar with gated communities, golf course communities etc. She handles real estate sales in Pine Island, Fort Myers and even in Naples as well.

    THE REAL ESTATE MARKET IN CAPE COAL AND FORT MYERS

    After the 2008 economic crisis, the real estate market has relatively stabilized. Since 2011, Florida has seen a slow but steady increase in prices before other states did. Noticeable is an increasing demand for single family homes as a type of property likely to keep its value. Florida benefits specifically from its fame as the Sunshine State.

    With daytime temperatures on most days in winter of over 20° C (68° F) and an annual average of nine hours of sunshine each day, Florida is a popular destination for sun-starved people of all ages and from all corners of the world. In order to escape freezing temperatures, the so-called “snowbirds” from the northern parts of the U.S. – and by now also many Europeans – spend the winter months under the sunny sky of balmy Florida. Continuous warm temperatures have allowed the state to become a paradise for recreation. Long sandy beaches, numerous sports activities on or around the water and a great selection of public golf courses are all reasons why many travelers decide to spend an active vacation in Florida, and not just in the winter months.

    Due to the fact that Florida is a popular destination year-round, properties are highly desirable, whether as a vacation home with self-use, annual rental property or investment property.

    There are quite significant differences between purchasing real estate in Europe and in Florida, so we would like to take this opportunity and mention a few points that might turn out to be the deciding factor in investing in Florida.

  • In Europe, real estate agents typically offer only the specific properties they have listed. In Florida, the system is completely different. Each licensed Realtor has access to a database where every property on the market is listed!!! When you hire a Realtor to find a suitable property for you, the entire selection of properties for sale can be chosen from, based on your criteria.
  • If you need financing as a buyer from Europe, you can either apply with a U.S. bank or with your own bank back home. In most cases, financing in the U.S. is handled by a mortgage broker, who will verify your financial situation and issue a pre-approval letter, stating the amount the bank would be willing to lend you. Financing in Europe brings the advantage that the purchase in the U.S. is then considered a cash deal, which is a bargaining tool because sellers are often more willing to negotiate the price for a cash deal.
  • Additional costs connected with a real estate purchase are comparatively minor. The Realtor’s commission is paid for by the seller!!! The only cost apart from the sales price you have to consider is the fee to record the deed. We do recommend having a home inspection done when purchasing an existing property, just so that you are aware of any potential issues not visible to the naked eye.
